THIS PROPOSED VARIANCE REQUEST IS AT 2402 NORTH 11TH STREET.

IT IS IN THE HASHED AREA ON THIS MAP.
IT'S ACROSS THE STREET, IT'S ACROSS THE STREETS ARE PARK AFTERNOON AND NORTH 11TH STREET AS WELL AS NORTH 10TH ON THE EAST. HERE IS A ZONING MAP SHOWING THE NINEARBY ZONINGS CLOSE TO THIS PROPERTY.
RS 6 TO THE NORTH SOUTH AND EAST, AS WELL AS MF TO THE WEST AND F FURTHER TO THE EAST. THIS IS COBB PARK.
WE SENT NOTIFICATIONS TO A 200 FOOT BUFFER TO THE PROPERTY AND WE RECEIVED NO RESPONSES. HERE ARE VIEWS OF THE SUBJECT PROPERTY. AS YOU CAN SEE, THERE IS AN INDUSTRIALIZED HOME CURRENTLY ON THE SUBJECT PROPERTY.
THAT IS CURRENTLY NONCONFORMING. AND THERE IS A NONCONFORMING HOUSE ON THE EASTERN SIDE OF TH, WITH COBB PARK ON THE SOUTH SIDE OF THE STREET. HERE IS A CONCEPTUAL PLAN SHOWING THE PROPOSED INDUSTRIALIZED HOUSING AND WHERE IT IS GOING TO BE. SHOWING THE -- IT WILL MEET THE NORTH AND REAR AND FRONT SETBACKS.
AND THEY ARE REQUESTING A TWO-FOOT VARIANCE FROM THE SOUTH SIDE. THIS WAS REVIEWED PURSUANT TO SECTION 1442 OF THE LARND DEVELOPMENT CODE CRITERIA FOR APPROVAL. AND CITY STAFF BELIEVES THAT THE STRICT APPLICATION OF THE SOUTH PROPERTY LINE SET BACK REQUIREMENTS FOR THIS PARTICULAR PROPERTY WOULD CREATE A HARDSHIP RESULTING IN INEQUITABLE USE AND DEVELOPMENT OF THE PROPERTY.
STAFF BELIEVES THAT GRANTING THE VARIANCE WOULD NOT BE CONTRARY TO THE PUBLIC INTEREST AND WOULD NOT BE INJURIOUS TO THE NEIGHBORING ROTS. GRANTING THE VARIANCE WOULD BE GENERALLY CONSISTENT WITH THE INTENT AND PURPOSE OF PLOT WIDTH REQUIREMENTS. CURRENTLY THIS MEETS THE STANDARDS FOR SINGLE FAMILY RESIDENTIAL DISTRICTS AS IT IS 60 BY 160 FOOT LONG CALLING FOR ALL BUT ONE SET BACK TO BE MET AND THE HARDSHIP OR INEQUITY IS NOT CAUSED BY THE FIGURESSER.

AND IT'S BUILT INTO A SIMILAR STANDARD AS A NORMAL SINGLE
ONE OTHER QUESTION. REQUEST TO START AN 18 FOOT VARIANCE AND THEN WE ENDED UP WITH A TWO FOOT VARIANCE.
COULD YOU EXPLAIN HOW WE GOT THERE?

I RAISED MY KIDS IN THIS HOUSE AND IT'S GOT THE BEST USE OUT OF IT BECAUSE IT WAS ON CINDER BLOCKS WHICH NEEDLESS TO SAY KIND OF GOING DOWN. AND SO MY KIDS WANT ME TO BE ABLE TO BE IN A SAFE HOUSE. THEY LIVE IN DALLAS.
I LIVE BY MYSELF. BECAUSE I'M OVER BY THE WOODS I HAVE PROBLEMS WITH POSSUMS, I NEED TO GET ON A SOLID FOUNDATION. SO THE HOUSE THAT IS -- WHEN I FINALLY GOT THE LOT, I HAD TO PAY AND GET IT REPLATED, WHICH I DID BECAUSE I WAS SITTING ON TWO LOTS.
SO I GOT THAT DONE. GOT THE REPLAT DONE BEFORE I DID THIS VARIANCE. SO I THINK IT WILL BRING A LOT -- BECAUSE FROM THE PARK AND THOSE JUT-OUTS ARE WINDOWS.

SO IT WILL BE A PRETTY HOUSE, IT WON'T BE GARISH AND I THINK IT WILL LEARN MUCH TO COVER MY CURCUMPTHERE. CURVE THERE.IT ACTUALLY AIN'T ANYBODY THAT CAME AROUND THAT CURVE THERE.
THE CITY PART, RAN INTO IF NEIGHBORS, THE ONE YOU SAW TO THE SIDE BECAUSE OF THE ANGLE OF PROTECTION.
BECAUSE WHEN YOU COME AROUND THAT CURVE, LIKE THAT, YOU GOING THAT WAY. SO I'M NEVER WORRIED ABOUT ANYBODY COMING IN MY HOUSE. WE TOOK THE TIP OFF AND RAN INTO THE GATE OF THE OTHER PEOPLE HOUSE WHICH ONLY ONE ONE TIME LATE LATE THAT NIGHT, AND MORE PEOPLE ARE MORE APT TO COME DOWN, THE OTHER STREET GOING THE OTHER WAY AND SHOOT OFF INTO THE CREEK, YOU KNOW JUST GO STRAIGHT INTO THE CREEK.
SO I DON'T HAVE ANY NEIGHBORS AND EXCEPT FOR THE ONE ACROSS FROM PARK AND THE ONE BEHIND ME AND THAT'S VERY NICE BECAUSE I GET TO WATCH THE LITTLE KIDS, THE PEOPLE OUT THERE PLAYING THE FRISBEE, AND I THINK WHEN I GET OLDER, BECAUSE I'M 64 RIGHT NOW, GOING TO BE TURNING 65, I THINK THAT WOULD BE A GOOD FALL FOR THE REST OF MY LIFE HERE IN ABILENE.
IF I CAN'T GET THAT HOUSE THERE, THEN I WOULD BE FORCED TO CHANGE MY JOB AND MOVE UP THERE WITH MY KIDS, WHICH I DON'T WANT TO BE UP IN DALLAS WITH THEM. YOU KNOW, BECAUSE I'VE BEEN IN ABILENE SINCE 79 WHEN I CAME IN THE AIR FORCE.
SO THIS IS THE SMALLEST HOUSE THAT I COULD GET FOR THAT LOT.
AND AT THE CITY THE CHIEF HELPED ME, WE HAVE BEEN WORKING ON THIS FOR WEEKS, AND WE WORK WITH OAK CREEK HOMES, SITTING RIGHT AND HOW IT WOULD BE LAID OUT. AND I APPRECIATE HER HELP BECAUSE I KNOW I TOOK A LOT OF TIME.
