SO. ON OUR PROJECTS, THE TERMINAL IMPROVEMENTS PROJECT.
WE'RE KIND OF AT A STALEMATE RIGHT NOW.
THE RESTROOMS. THE WORK IS DONE ON THE PAINTING.
SO BUT IT HAS STOPPED ON THE RESTROOMS BECAUSE WE HAD WE WERE HAVING AN ISSUE WITH CONDENSATION FROM AN AIR DUCT DRIPPING ON TOP OF THE CEILING.
AND THIS WAS DISCOVERED DURING THE CONSTRUCTION PROCESS.
SO WE HAD ISSUED A CHANGE ORDER TO RECOVER THAT DUCT IN INSULATION.
THE INSULATION HAD JUST FALLEN OFF OVER THE LAST 50 SOME ODD YEARS.
WHEN THEY STARTED PULLING OFF INSULATION, THEY FOUND MOLD.
SO WE HAD IT TESTED, CONFIRMED THAT WAS BLACK MOLD.
HAD SERVICEMASTER COME OUT AND DO THE REMOVAL LAST WEEK WENT WELL, THEY GOT IT OFF OF THE AIR DUCT, BUT THEY ALSO FOUND IT ON THE CHILLED WATER PIPES THAT RUN RIGHT NEXT TO THAT AIR DUCT.
AND THE CHILLED WATER PIPES ALSO PRODUCE MOISTURE.
THEY PROBABLY ARE THE MOISTURE SOURCE.
SO THERE WERE SOME PLACES WHERE THAT INSULATION HAD DETERIORATED OVER THE YEARS, SO THEY PULLED OFF THAT INSULATION TO ALL OF THE MOLD IS GONE.
WE GOT A CLEAR, CLEAN TEST JUST A COUPLE OF DAYS AGO AND WE HAVE THE CONTRACTOR NOW BACK IN THE TERMINAL RE INSULATING THE AIR DUCT AND.
SO WE'LL BE INSULATING THOSE AS WELL.
ONCE THAT'S DONE, AND I'LL HAVE A BETTER IDEA TOMORROW AT THE CONSTRUCTION PROGRESS MEETING, HOW LONG THAT WILL TAKE? I'VE HEARD 2 TO 3 WEEKS BECAUSE IT'S A SLOW PROCESS, BUT WE'LL HAVE THAT BETTER CONFIRMED TOMORROW.
ONCE THAT IS DONE, THEN THE WORK CAN RESUME IN THE RESTROOMS. WE HAVE A PROBLEM WITH THE CEILING THAT WAS INSTALLED IN THE RESTROOMS. IT DOES NOT MATCH UP WELL SO THAT THE LIGHT FIXTURES AND THE VENTS FIT WELL INTO THE CEILING PANELS.
THEY ARE METAL CEILING PANELS.
AND SO THE CONTRACTOR IS GOING TO HAVE TO TEAR THAT OUT AND REDO IT.
SO UNDER OUR CURRENT CONTRACT, SEPTEMBER 19TH WOULD BE THE COMPLETION DATE, AND WE'RE NOT GOING TO MAKE THAT DATE WITH THE CEILING WORK IN PARTICULAR. THAT HAS TO BE DONE.
BUT IT'S. THAT'S YOU KNOW, YOU KIND OF SCRATCH YOUR HEAD WHEN YOU'RE LOOKING AT THE CEILING.
BUT YOU LOOK UP AT THE CEILING AND SEE JUST THESE IMPERFECTIONS THAT KIND OF DRIVE ME CRAZY.

SO IT HAS BEEN QUITE THE JUGGLING ACT AROUND THE AIRPORT OVER THE LAST FEW WEEKS.
THE FUEL FARM RELOCATION THAT IS ABILENE NARROWS UNDERGROUND FUEL FARM BEING MOVED TO AN ABOVE GROUND FUEL FARM AT A LOCATION JUST NORTH OF THEIR CURRENT AREA.
AND THAT IS THEY BROKE GROUND ON THAT THIS PAST THIS WEEK.
SO OR LAST WEEK, I'M SORRY, LAST TUESDAY.
SHOULDN'T TAKE THAT LONG TO REALLY DO.

EXPANSION AND IMPROVEMENT DESIGN.THANK YOU. SO LAST MONTH OR IN JULY, THE BOARD APPROVED A CONTRACT WITH PARKHILL AS OUR ARCHITECT GOING INTO THIS TERMINAL EXPANSION PROJECT.
THIS WILL BE A VERY LARGE PROJECT.
PHASE ONE WILL BE TO INCREASE THE SIZE OF THE HOLD ROOM, THE GATE AREA, BY ABOUT 4000, ABOUT 4100FT², AS WELL AS INCREASING AND RELOCATING THE TSA SCREENING CHECKPOINT, INCREASING THE SIZE OF THAT, ANOTHER APPROXIMATELY 4100FT².
OF ADDITIONAL SPACE TO THE TERMINAL, AS WELL AS SOME ESTHETIC IMPROVEMENTS.
MODERNIZATION IN THE RESTROOMS AND SUCH.
THE REMAINING RESTROOMS. WE HAVE THIS IS GOING TO TRIGGER ADDING THAT SQUARE FOOTAGE IS ALSO GOING TO TRIGGER HAVING TO PUT IN A FIRE SPRINKLER SYSTEM, WHICH IS GOING TO BE A BIG PAIN TO DO BECAUSE IT'S GOING TO HAVE TO GO THROUGHOUT THE WHOLE BUILDING.
SO. LOTS OF OR HVAC SYSTEM LOOKING AT THE CAPACITY OF THE HVAC, SEE IF IT CAN HANDLE THE INCREASED SQUARE FOOTAGE.
SO THERE'S A VERY INVOLVED PROJECT.
WE HAD A A SCOPE AND FEE PROPOSAL FROM PARK HILL AFTER WE HAD OUR CONTRACT IN PLACE AND IT CAME IN AND THIS IS VERY TYPICAL FOR OUR FAA PROJECTS, YOU HAVE TO DO AN INDEPENDENT FEE ESTIMATE.
SO THAT MEANS ANOTHER ARCHITECT HAS TO LOOK AT THAT FEE PROPOSAL TO MAKE SURE IT IS COMPETITIVE.
SO THEY CAME IN THE I'VE CAME IN AT ABOUT 400,000 LESS THAN WHAT PARK HILL HAD PROPOSED TO US.
AND SO WE WERE ABLE TO NEGOTIATE WITH PARK HILL, GET THEM DOWN TO LESS THAN 10% OF THAT I'VE ESTIMATE AND WHICH IS ACCEPTABLE TO FAA.
WE ACTUALLY CAME IN AT ABOUT 3% ABOVE WHAT THE IFC CAME IN.
I THINK IT'S A FAIR PROPOSAL NOW AND.
PARKHILL IS HAPPY WITH THAT AS WELL.
I DON'T THINK THEY'LL COME BACK IN NICKEL AND DIME US BECAUSE OF DIFFERENT THINGS IN IT.
BUT SO THE PROPOSAL NOW THE REVISED PROPOSAL.
I'M RECOMMENDING TO YOU GUYS NOW IS $2,553,699.65.
THIS INCLUDES ALL OF THE DESIGN OF THIS PROJECT.
IT DOES NOT INCLUDE THE CONSTRUCTION MANAGEMENT PHASE.

AND THEY SAID, WAS THAT WHEN YOU MADE THAT SELECTION OF GARVER SEVERAL YEARS AGO, DID IT INCLUDE THIS RAMP? I SAID, NO, IT DIDN'T, AND SAID, WELL, WE WOULD LIKE IT IF IT DID SO.
SO WE, WE DID A NEW ENGINEERING SELECTION FOR AIRSIDE ON CALL SERVICES, AND WE RECEIVED THREE STATEMENTS OF QUALIFICATIONS FROM THREE FIRMS, GARVER BEING ONE OF THEM.
AND WE RECOMMEND THAT WE PROCEED WITH A CONTRACT WITH GARVER FOR ON CALL ENGINEERING SERVICES THAT WILL COVER MAINLY THE FOREST SERVICE RAMP.
