SMALL 2-STORY ONE CAR GARAGE HOME THAT'S DEVELOPER WANTED TO BUILD I THOUGHT IT MADE AS MUCH SENSE AS RUNNING MARATHON IN HIGH HEELS SO I'M OLD AND RETIRED. I JUMPED ON GOOGLE MAPS AND NOTED ALL THE ADDRESSES ADJOINING THIS PROPERTY AND BUILT A SPREADSHEET LISTING ALL THE SQUARE FOOTAGES AND VALUES AND THE WEBSITE AND ZILLOW AND IT CONFIRMS WHAT I THOUGHT.
THE AVERAGE SQUARE FEET WITH US 2484 SQUARE FEET.
THE AVERAGE TAX VALUE WAS $396821.
AND THE AVERAGE ZILLOW VALUE WAS $423158.
THIS DEVELOPMENT WILL DO NOTHING BUT LOWER THE VALUES OF OUR HOMES. MY SECOND CONCERN IS SINCE THERE WILL BE MORE HOMES THAN ORIGINALLY PLATTED IT WOULD INCREASE THE NUMBER OF VEHICLES IN THE AREA.
YOU KNOW BUFFALO GAP ROAD. IT'S BAD ENOUGH AS IT IS.
THESE HOMES MIGHT APPEAL TO FAMILIES WITH TEENS SO YOU COULD POTENTIALLY HAVE FOUR CARS AT ONE HOME WITH A SINGLE CAR GARAGE AND DRIVEWAY. THIS MEANS MORE CARS PARKING ON THE STREETS. MY LAST CONCERN IS WITH THE DEVELOPER. THEY DIDN'T EVEN SHOW UP IN PERSON AT THE PLANNING AND ZONING MEETING TO EXPLAIN THEIR PLANS. INSTEAD THEY HAD A REPRESENTATIVE HANDLE ALL THE QUESTIONS AND SADLY HE COULDN'T ANSWER THE QUESTIONS BECAUSE HE'D NEVER BEEN TOLD THE FACTS.

OUR CITY IS GROWING RAPIDLY AND I UNDERSTAND THE NEED FOR ADDITIONAL HOUSING BUT I STRONGLY APPOSE R8 TO R-6 FOR THIS SPECIFIC DEVELOPMENT. THE ZONING EXISTS FOR A REASON.
THE ORIGINAL ZONING AND DEVELOPMENT PLAN REFLECT AND LONG-TERM VISION FOR HOW THE AREA WOULD GROW RESPONSIBLY OVERTIME. FAMILIES PURCHASE HOMES WITH THE UNDERSTANDING THAT SURROUNDING DEVELOPMENT WOULD REMAIN CONSISTENT WITH THE VISION AND DENSITY THAT IS CURRENTLY THERE.
THIS REQUEST SIGNIFICANTLY CHANGES THAT PLAN INCREASING THE NUMBER OF HOMES FROM 26 TO 41 HOMES WHILE ALSO REDUCING LOT WIDTHS DOWN TO 40 FEET CONDO STYLE HOUSES.
THAT'S A SUBSTANTIAL INCREASE IN THE DENSITY THAT CHANGES THE OVERALL CHARACTER OF THE SURROUNDING NEIGHBORHOODS.
MY CONCERN IS NOT WITH THE DEVELOPMENT ITSELF BUT WITH THE OVERALL DEVELOPMENT THAT PRIORITIZES SHORT-TERM DENSITY OVER LONG-TERM PLANNING, NEIGHBORHOOD COMPATIBILITY AND TRAFFIC SAFETY. ANOTHER CONCERN BROUGHT UP MULTIPLE TIMES IS TRAFFIC. THE PROPOSED LOCATION IS NEAR THE EARLY CHILDHOOD CENTER AND A MIDDLE SCHOOL AND HIGH SCHOOL WITH STUDENT DRIVERS. I BELIEVE THE CITY SHOULD CONSIDER IF THE CURRENT ROAD INFRASTRUCTURE WILL ACCOMMODATE INCREASED TRAFFIC AROUND SCHOOLS AND YOUNG DRIVERS AND I BELIEVE IT'S IMPORTANT TO CONSIDER THE PRESIDENT THIS SETS GOING FORWARD IF DEVELOPERS CAN LATER REQUEST HIGHER DENSITY ZONING SIMPLY BECAUSE THE HOUSING MARKET IS STRONG IT UNDERMINES THE LONG-TERM PROCESS AND CREATES UNCERTAINTY.

SO THEY WILL INVEST 15.3 MILLION DOLLARS TO BUILD A 40,000 SQUARE FOOT FACILITY AND BY LAND AND FILL THAT BUILDING FOR INDUSTRIAL USE, CREATE 24 FULL TIME EQUIVALENT JOBS AND RETAIN THEIR EXISTING THREE IN EXCHANGE FOR AN INCENTIVE PACKAGE OF $1.3 MILLION. ALMOST 7 YEARS I HAVE BEEN THE PRESIDENT AND C.E.O. OF THE DEVELOPMENT CORPORATION OF ABILENE, I WILL REMIND FOLKS I WAS RECRUITED HERE AND I MOVED MY FAMILY HERE BECAUSE WE WANTED TO BE PART OF THE FUTURE THAT I KNEW THAT WE WERE ALL WORKING TOGETHER TO CREATE FOR OUR COMMUNITY.
IN ALMOST 7 YEARS, THAT PROFESSIONAL TEAM THAT YOU APPROPRIATELY THANKS, MAYOR THANK YOU FOR THAT, THAT DEVELOPMENT TEAM BROUGHT 50 EXPANSIONS AND PROJECT REVAMP IS A PROJECT THAT IS TOP OF MY LIST OF PROUDEST PROJECTS.
THIS IS A PROJECT THAT FOR ALL THE TIME I HAVE BEEN IN ABILENE, NEARLY WEEKLY, MY PROFESSIONAL TEAM HAS WORKED TOWARD FINDING THE RIGHT USER FOR THE REUSE OF THIS PROPERTY.
THE COMPANY IS -- THIS COMPANY IS FOCUSED ON PURCHASING A BLIGHTED PROPERTY THAT HAS BEEN VACANT FOR WELL OVER A DECADE.
IT HAS OFF AND ON TENANTS OVER A DECADE AND A HALF BUT NEARLY 20 YEARS HAS BEEN FAIRLY BLIGHTED. AND I SAY FAIRLY BLIGHTED BECAUSE TENANTS HAVE BEEN IN AND OUT.
THIS WILL BE A LONG-TERM COMMITMENT.
THE COMPANY PROVIDES ENGINEERING, FABRICATION A CONSTRUCTION SERVICES. THEY DO LARGE SCALE INDUSTRIAL AND ENERGY FACILITIES. THIS COMPANY HAS THE UNIQUE SKILL SET TO REVITALIZE THIS PROPERTY.
SO THEY HAVE COMMITTEDED OR WILL COMMIT 16.7 MILLION DOLLARS IN EXCHANGE, THEY WILL CREATE 340 JOBS THAT ARE WELL OVER THE AVERAGE SALARY RANG. SO MUCH SO THAT THE IMPACT AND RETURN OF INVESTMENT OF THIS PROJECT TO OUR COMMUNITY WILL BE SUBSTANTIAL. AND AGAIN, WE WILL ANNOUNCE
